Putting a new heating and cooling system in a manufactured home isn't the same job as a regular house — the equipment has to be a type that's actually approved for mobile homes. We install the right units, sized to your home, and hand you the measurements that prove it was done right.
Why it's a different job
A mobile home is built to its own rulebook.
Manufactured and mobile homes are built to a nationwide federal code — often called the HUD code — that's separate from the building code used for regular houses. That difference carries all the way through to the heating and cooling equipment.
The part that matters for you: the furnace and air conditioner in a mobile home have to be models specifically approved and labeled for manufactured housing. A standard unit built for a regular house isn't allowed in a mobile home — and isn't safe there. When we quote a replacement, we only install equipment that's rated for your home.
- Downflow furnace. A mobile home furnace pushes warm air down into ducts under the floor. A regular-house furnace blows air up or to the side — the two aren't interchangeable.
- Sealed combustion. The furnace pulls the air it burns from outside the home instead of from the room, which lowers the risk of fumes like carbon monoxide collecting inside.
- Front return grille. Air returns to the unit through a vented grille on its front, so a mobile home doesn't use the separate return ducts a house needs.
- Tighter ductwork. The ducts under a manufactured home are smaller and more restrictive, so the equipment has to be built to push against that resistance.
- Compact closet. The unit lives in a small utility closet with strict space and clearance rules around it.

One of the most common things we run into: a manufactured home with a standard, house-grade furnace or air handler that a previous owner, a handyman, or an unlicensed installer dropped in — because it was cheaper, or because it was already on the truck. It might run. But it was never approved for the home, and it can bring airflow, comfort, and safety problems that show up later.

Can I put a regular house air conditioner or furnace in a mobile home?
No. Manufactured homes require heating and cooling equipment that's specifically approved and labeled for mobile-home use. A standard residential furnace isn't allowed in a mobile home and isn't safe there. We only install equipment that's rated for your home.
